Nicholas Kjos of Phyllis Browning Company has successfully closed the sale of a $2,195,000 listing in Terrell Hills, a San Antonio neighborhood known for its established character. The property, located at 446 Canterbury Hill Street, is a 3,729-square-foot residence built in 2015 by San Antonio builder Mike Scholl. The sale closed in July 2026, with final financial terms kept private under Texas non-disclosure laws.

The four-bedroom home sits on a quarter-acre lot and features an open, light-filled floor plan designed for modern living. Interiors include a Thermador appliance package and custom cabinetry, while the primary suite offers direct outdoor access and a spa-style bath with dual vanities and a large walk-in shower. The grounds were developed into a resort-style retreat, anchored by a pool and spa from Sharpe Pools, along with a fire pit, water features, and an outdoor kitchen.

At dusk, the backyard reveals a covered patio lounge and a sheer descent water feature designed for entertaining. A temperature-controlled, two-car garage completes the property. The listing, which represented a premium price per square foot, reflects the enduring value buyers place on distinguished properties in the area.

The sale highlights sustained demand for properties in established neighborhoods despite a broader shift toward newer, fast-expanding communities like New Braunfels and Boerne. San Antonio has seen continued relocation from other states, driven by economic growth and a favorable tax environment. Kjos noted that as the city grows outward, long-established, centrally located areas like Terrell Hills become increasingly distinct within the market.

“San Antonio is growing outward in every direction, and that is good for the region,” Kjos said. “But it also means a limited number of established, close in neighborhoods like Terrell Hills only become more valuable. Buyers looking for that combination of history, craftsmanship, and location are working with a smaller and smaller pool of options.”

Kjos, who focuses on luxury transactions and first-time buyers, emphasized that his approach to market research and transparency played a direct role in guiding the sale to a successful close. He explained that knowing a market well enough to tell a seller the truth about value, even when it is not the easiest conversation, allows a listing to be positioned correctly from day one.

This deal stands out against the current trend of buyers chasing new construction in outlying areas. While the broader market has become more selective, Kjos observed that exceptional homes in irreplaceable settings continue to command serious attention. The success of this listing suggests that buyers remain willing to pay a premium for mature landscaping, architectural character, and a location with decades of proven demand.
